How do Appraisers Classify a Bedroom as a Bedroom?

The bedroom may be where the magic happens, but CMP needs a little more than magic when classifying a bedroom. So what makes a bedroom a bedroom for your home appraisal? Whether it’s a Virginia Beach home appraisal, Chesapeake home appraisal, Norfolk home appraisal, Suffolk home appraisal, Newport News home appraisal, Hampton home appraisal or Portsmouth home appraisal, the criteria for a bedroom will stay the same:

  1. Room must be at least 70 ft 2

  2. Ceiling height at least 7 ft

  3. Two points of ingress and egress

  4. Automatically heated with the rest of the property

  5. Window openings at least 24 in x 20 in

  6. Sill height no more than 44 in above the floor
